Our villas are paid over construction.
Once we have agreed a price we would then require a reservation fee. Once the contracts have been signed then we would expect 25% of the price and then the rest is split and the payments are based on completion of construction stages.

20% Pre paid Rent
As mortgages are extremely difficult to gain in Thailand as a foreigner, we have created our pre paid rent option. In this case once the purchase price of the villa has been agreed, we would then minus 20% of this price. The owner would still get all the benefits of owning one of the villas; however they would not receive a rental income for the first 4 year but still receive 60 days use per year and pay no maintenance fees.
