Payments Terms/Finance options

For our project we offer the purchase process with separate contract for land purchase and house construction.
First of all our sales team will provide you all information needed to decide on picking your land plot and make a reservation fallow this stage.

Stage 1 : Signing Reservation Agreement
Up on signing the Reservation Agreement specifying the plot you have chosen and the price agreed, we will provide you with copies of the contractual documentation so that you can begin to review process immediately.

Stage 2 : Reservation Payment THB 100,000
You will then have 10 days to transfer the non-refundable deposit of THB 100,000 to our account for which we will provide you with written confirmation of the receipt of funds. If the deposit is not received within 10 days, the reservation will lapse and the property will be put back on the market.

Stage 3 : 30 days to sign contracts and initial payment

After the deposit of THB 100,000 has been paid, you will have 30 days to sign the contractual documentation fallowing:

1. A Contract for Sale / Purchase of Land which includes the terms and conditions of sale, the price, the payment schedule and the Restrictive Covenants for construction.
2. A Service Agreement which relates to the management of the developer and the provision of essential services such as water, electricity, telecommunication and internet network etc.
Up on signing this contract, you will be required to pay 30% of the purchase land price, from which the deposit will be deducted.

Stage 4 : Following the payment schedule
You then follow the payment schedule through to completion.

Stage 5: Transfer of ownership
Upon completion of the villa and receipt of your final payment, we will transfer Title Deeds as per your requirements.

The General Payment Schedule for Land are 5 steps as follows.

1. Reservation payment THB 100,000
2. Within 30 days 30% of land price.
3. Within 60 days 30% of land price.
4. Within 90 days 30% of land price
5. Land Title deed transfer 10% of land price.

The General Payment Schedule for house construction are 4 steps as fallow.

1. 30% of house price at start of construction
2. 30% of house price at reaching window height of ground floor.
3. 30% of house price when the roof structure is completed
4. 10% of house price when the house is completed and accepted.

After signing the land purchase contract, they require 12 months to start building your house. The house construction will take 12 months to finish.
