Limpopo Lipadi Game and Wilderness reserve -
The proposed development, situated on the Limpopo River, is adjacent to one of southern Africa’s rapidly expanding trans-frontier parks. It is situated in a unique ecosystem that is one of the few true wilderness areas easily accessible from Johannesburg, South Africa’s cosmopolitan business centre. The area is also of great historical importance containing ruins/relics of ancient civilizations dating from CE 1000. The Limpopo is one of Africa’s greatest rivers, with its majestic trees and riverine habitats providing a wildlife haven for large mammals, reptiles, birds and insects. This private reserve is called the Limpopo-Lipadi Game and Wilderness Reserve.
The minimum entry level is an investment of EURO 135,000 via a Private Placing. The capital raised will be used for the development of a 32 450 ha exclusive private game reserve on the Limpopo River in south - eastern Botswana. Limpopo-Lipadi Game & Wilderness Reserve is proud to have won the Best Sustainable Project of the year award 2007. The sustainability model implemented is a world leader and investors in the project are supporting a model that is seen to be the best option for the 21st century.
To date the following has been achieved:
• The land has been purchased and transferred;
• The 32 450 ha has been completely fenced with a 29 strand electrified fence;
• Environmental Management Plans and detailed ecological analyses have been developed and are in place;
• Bomas have been erected and rhinos have been reintroduced;
• All technical, legal and financial models / documentation are in place;
• Island lodge, River Camp, some private lodges, the runway and the staff village are under construction;
• The corporate social responsibility program is in progress;
• Game reserve operations are in place;
• Approximately half of the shares have been sold to investors from all over the world.
Key points that make this reserve unique and are included in the sustainability model are:
• There are no monthly or annual levies;
• We train you to become your own ranger;
• You can visit as often as you like for as long as you like depending on your sole beneficial user status;
• You can stay in any one of the six unique locations in different lodges on the reserve;
• You can participate fully in the Game Reserve including red data species reintroduction etc.
The demand by both local and overseas investors has proved that there is a large niche for this type of development where shareholders have the choice to participate in the running of the Game Reserve and can enjoy the freedom associated with ownership when visiting and exploring the reserve and it wonderful natural attributes.
The promoters of this Development have been involved in similar successful developments in southern Botswana where share values have increased substantially within five years. This proven return, plus a successful operating model, therefore substantially lowers investment risk. The investment has also been structured to ensure that the local Botswana landowners and community benefit from the development.
This investment is unique because of the 21 km of Limpopo River frontage, the low risk malaria environment, the unique terrain and the pristine wilderness that supports a high game carrying capacity with a large diversity of species. The area already is populated with lion, cheetah, leopard, Elephant, rhino, hippo, crocodiles, many species of antelope and birds. Where required other species will be introduced into the area.
Our vision for the future of this area is to include the development into the greater International trans-frontier Game Reserve. This will mean the development could ultimately be incorporated into an open wilderness area forming part of three countries and greater than 300 000 ha in extent.

Your Investment
Limpopo-Lipadi Game and Wilderness Reserve is targeted at people who want to be part of conservation efforts without necessarily having to deal with the day-to-day operational challenges facing game reserve owners. At the same time however, shareholders are welcome to be part of the decision-making process in the management of the Reserve, the lodges, camps and the game, if they so wish. As an investor in Botswana, you are moreover entitled to apply for permanent residence.
The attached Private Placement Memorandum provides full investment information and conditions. The land in the Tuli area is freehold, making this one of the few areas in Botswana where privately owned land is available for development as game reserves subject to Botswana Government approval.
Of special significance in terms of this project is that Land Act and Ministerial approval and participation has been granted and the development therefore has the full support of the Botswana Government. Local stakeholders are continuously consulted, and have given their full support to the project. Limpopo-Lipadi has a full social responsibility programme in operation.
Your investment in Limpopo-Lipadi will be used to purchase the land, supply working capital to erect the lodges and camps and three commercial lodges, purchase vehicles, provide working capital and transform the area into a well planned and managed game reserve. The planned reintroduction of white and black rhino, wild dog, sable antelope and lion into the Reserve will bolster the overall game experience for shareholders
Levies are low due to the sustainability model developed for the Reserve.
US dollar-based investments like this one hedge well against other currencies. A previous development in the same area has exceeded 300% capital growth over the past five years.
